In May, Decatur Assistant City Manager Lyn Menne anticipated seeing plans by “late summer” for a mixed-use downtown development on the corner of Commerce Drive and Church Street. But one week before summer’s ending, developer Scott Selig said his company is in “no rush” to initiate a project on the property.

“We’ve held this property for decades,” said Selig, who is vice president of acquisitions & development for Selig Enterprises. “Nothing is imminent for that land. We expect to develop it when it’s the right time.”

The 5.25-acre tract includes a parking lot and two buildings, one currently for lease.

By unofficial estimate 1,400 downtown apartments are now opening or slated to open over the next several years, with another 1,500 apartments on the city’s northeast perimeter opening or slated to open in the next two years.

But Selig denied that perceived apartment saturation is influencing his company’s plans for Church/Commerce.

“I think it’ll be something mixed-use over there,” he said. “But we’re looking at everything from apartments, to condos, to a hotel, or some combination of those. We will re-adjust based on corporate strategy and not on individual market strategy.”
