Following two public hearings, the Duluth City Council recently approved the city’s Planning Commission recommendation to readopt the official zoning map. The map clearly defines 17 types of zoning districts as well as outlines the Downtown Overlay District.
The city’s zoning map helps residents, business owners and developers determine how land can be used and what can be built on specific properties. Zoning guidelines are put in place to promote “the community’s health, safety and welfare by providing clear, correct and consistent zoning regulations and compliance with the goals, objectives and policies identified within the adopted community agenda.” Effective zoning can protect and conserve the value of buildings and encourage the most appropriate use of land as a city grows.
