Doraville city leaders rezoned a 12-acre property, setting the stage for 85 new townhomes.
The project, pitched by Kansas-based developer Carson Developments, Inc., cleared a major hurdle Wednesday by getting unanimous approval from the City Council. The developer plans to construct the townhomes near Ridgeway Drive and Van Fleet Circle, which is near the northwestern limits of the DeKalb County city.
Two houses and two sheds are currently on the heavily wooded property, according to the developer. Three townhome styles, varying from about 1,800 to 2,000 square feet in size, are included in the developer’s plan. Each townhome will have two-car garages and will have either three or four bedrooms. The townhomes will not be in a gated community.
As part of the rezoning agreement, the City Council voted to require Carson Developments to install sidewalks along public access roads to the property, including Peachtree Industrial Boulevard. The developer will have to get approval from the Georgia Department of Transportation (GDOT).
City leaders also said the developer must get approval from the Federal Emergency Management Agency (FEMA) regarding stormwater run-off clearance before obtaining building permits for the project. Nancy Creek, which often overflows during heavy rainstorms, runs through the property.
There is no timeline for when the project is expected to break ground or finish construction.
