While COVID-19 has shaken up the market for corporate office space, a Dunwoody office building recently secured five new leases.

Lincoln Property Company Southeast, the Dallas, Texas-based company in charge of leasing at 200 Ashford Center, said five new tenants will lease out 25,000 square feet in the building, according to a news release. The five-story office building is owned by TerraCap Management and has roughly 159,000 square feet of leasable space. It’s located in the Perimeter market, an area known as one of metro Atlanta’s office hubs.

The new tenants include:

• Williams Industrial Services Group, an engineering services company, signed a lease for 14,000 square feet.

• Jaffe Family Law Firm signed a lease for 3,300 square feet.

• The Judge Group, an international professional services firm, signed a lease for 3,000 square feet.

• The Custom Bride, a wedding dress designer, signed a lease for 2,500 square feet.

• Atlanta Eye Group, an optometry provider, signed a lease for 2,000 square feet.

Corporate office buildings in Dunwoody initially struggled to attract tenants amid the pandemic, which prompted many large employers to shift to remote work. At the beginning of 2021, city officials said roughly 23% of offices in the city were vacant — a larger-than-usual number for one of the Atlanta area’s emerging business hubs.

Lincoln cited the fast-growing area’s office appeal as a factor in the recent leasing deals. The company also mentioned 200 Ashford Center’s various amenities, including an on-site cafe, a fitness center, a conference center, outdoor patio space and access-controlled storage space, as reasons why they were able to attract new tenants.

“We believe the Central Perimeter submarket will continue to attract employers looking to access an educated employment base within a highly amenitized work environment,” Matt Fergus, vice president of Lincoln, said in the release.
