A small subdivision was approved 5-0 on May 4 by the Powder Springs City Council.

Applicant Adriane Larson requested the rezoning from Office Institutional (O-I) to Residential (R-15).

The four single-family units will be built on nearly two acres at 4385 Walton St.

This rezoning for low-density residential allows for consistency with surrounding land use and the city’s comprehensive plan.

The city is requiring a Homeowners’ Association and a third-party management company to handle daily management and the HOA money until HOA officials determine they can be responsible for these duties.

This request should not have any negative economic impact on the city since infrastructure and services already are in place or nearby to serve the subdivision, according to a city statement.

The building façades will have to have more than 50 percent brick with the remaining 50 percent consisting of stacked stone, cedar shake, Hardipanels and/or Hardiplank.
