A developer’s proposal to build 45 houses and a commercial building on about 9.9 acres is to come before the Holly Springs Planning & Zoning Commission on Thursday, July 14.

The meeting starts at 6 p.m. at City Hall, 3235 Holly Springs Parkway.

Stonebriar Development Group LLC of Canton seeks rezoning from general commercial to general commercial with mixed use for the site, at 3846-3946 Holly Springs Parkway. Plans call for a two-story commercial building with 25,600 square feet at the front of the project and single-family homes behind it.

Staff has recommended approval, with conditions. These include a requirement that Stonebriar coordinate with the community development director regarding open space, recreation areas and landscaping; submit homeowner’s association covenants and documents for review, and seek approval on architectural styling.

The developer also must pay a mitigation fee of $1,132 per lot to the Cherokee County School District, and provide for a deceleration lane, left-turn lane and other improvements on Holly Springs Parkway.
