A nearly 68-acre subdivision in West Cobb was approved 4-1 recently by the Cobb County Board of Commissioners with Commissioner Bob Ott opposed.
Ott said this approval sets “a dangerous precedent” for Open Space Community since “we’re not gaining a whole lot of green space here.”
Of the nearly 68 acres, about 27 acres, or 39 percent, will be open space, according to the plan submitted by Capkey Real Estate Advisors, the applicant.
An historic house, built around 1870, still stands on the property, according to county planners who request that a cultural resource consultant prepare a history of the home and its occupants along with archival-quality photographs of the structure, all outbuildings and its setting - all to be submitted to the historic preservation planner.
“Due to the age and location of the structure, information about this resource and its occupants appears to have the potential to contribute significantly to the county’s public history. Staff recommends the home either be incorporated into the development or, alternately, documented if destroyed.”
Next to Green Meadows Preserve Park on the east, the location for the 103 lots is on the north side of Dallas Highway, the east side of County Road and the west side of Bob Fleming Road.
Owning about 60 acres on the west side for nearly 50 years, State Sen. Lindsey Tippins, R-Marietta, said, “It sets a bad precedent for West Cobb with this smaller lot size - a 53 percent reduction in the average lot size. An open-space buffer is needed.”
Proposed square footage will be 3,000 to 4,500 per single-family house, according to the application.
Each house will cost between $350,000 and $450,000.
