Cherokee County has approved a developer’s request to rezone 86 acres at Hickory Flat Highway (Ga. 140) and Stringer Road near Canton to allow the construction of 296 single-family homes for seniors.

FR-Peachtree LLC had requested that the land, which has been in the Stringer family for more than 100 years, be rezoned from agricultural to residential zero lot line. The proposed Providence Group gated community will have private streets, common landscaping maintained by a homeowners association and a density of 3.44 homes per acre.

The developer agreed to provide $100,000 to the county plus rights of way to improve the intersection of Hickory Flat and Stringer, work with the county and Georgia Department of Transportation on intersection improvements and make a monetary contribution to the Cherokee schools.

The property will revert to agricultural zoning if no development permit is issued within 24 months of the rezoning.
