10 features Atlanta home buyers want most

Every home buyer is different and has unique wants and needs, so trying to figure out what they want can be tricky. Luckily, there is some consistency when it comes to certain home features. According to Ben Kubic, CEO of Virgent Realty in Atlanta, whatever the demand, Atlanta's buyer pool seems to be separated into two groups. "We have two types of buyers hunting in the market," Kubic said. "One is looking for historic character and architecture. They want features such as original hardwoods, fireplaces and claw foot tubs blended with modern conveniences. The other subset of buyers want new construction, but the convenience and personality of a historic home."

Whether you are in the new construction market or you want a home with historical character, these are the top feature requests from Atlanta's current home buyers.

Open concept

An oldie but a goodie, homes with an open floor plan are always a big request. They flow better and make the home feel more spacious.

Smaller homes

McMansions had their day. Busy families desire a simpler lifestyle with easier-to-maintain homes and yards.

Outdoor living spaces

While high maintenance and expensive outdoor spaces are starting to lose momentum, no-frills outdoor gathering spots are not. Patios with a nice shady pergola area and comfortable seating are always popular. Screened-in porches with protection from Georgia's elements and bugs are at the top of the list.

Laundry Room

Having a separate space for the mess that comes with laundry is a huge benefit for home buyers.

Modern and large kitchens

As kitchens become the family gathering place, buyers want bigger kitchens. They want smart technology that makes life easier. Things such as double ovens, farmhouse sinks, smart refrigerators and wine storage make cooking and cleaning much more enjoyable.

Smart storage

Walk-in closets, bathroom linen storage and walk-in pantries are big requests. Smart storage keeps things organized and out of the way.

Energy-efficient appliances

Energy efficiency means smaller carbon footprints and smaller bills. These appliances are in high demand in the Atlanta market and all over the country.

Large garage with available work space

Buyers with growing families always need lots of storage space. A large garage with work space and room for cars is essential, especially in places like downtown areas where there isn't a lot of space. "Buyers will pay a big premium for garages and off street parking as the popularity and population of the downtown area continues to grow," said Kubic.

Family friendly community

Quiet neighborhoods and good schools are must-haves for today's buyers. However, amenities such as pools, clubhouses and walking trails are becoming high on the list as well.

Good bones layout

Along with the open concept, sensible layouts are important. "The master bedroom on the main floor is a key feature for buyers of all age groups," according to Dee Allen from Century 21 in Cummings.
