If you're trying to sell your home in Atlanta, you're competing against many other homes on the market. As more and more prospective buyers utilize technology to search for homes, why not use some amazing 21st century tools that can help draw attention to – and very possibly sell – your home?
The following are three new tools that could help you sell your home:
3D home tours
The days of a few still photos or a simple "pan-and-scan" video may be going by the wayside. Atlanta Realtor Jon Showe developed a 3D tour in an effort to help brand himself and soon found that other Realtors and builders were approaching him, wanting to use his technology. So he founded VantagePoint 3D, which offers an immersive tour of homes and other properties.
"They're literally walking through it from room to room," he explained.
Instead of watching a video that shows only limited views, his technology allows potential buyers to look at the home in the way they want to, at their own pace. In fact, each buyer will look at the home in his or her own unique way, navigating to specific points of interest, he pointed out.
The videos can be utilized with online listings, and prospective buyers can access them on their computers, tablets or smartphones.
The technology can even show a "dollhouse" view, which has the visual effect of removing the home's roof and letting the viewer peer down inside.
The 3D tour is helpful for any buyer, including those who live outside the area. International buyers are frequently looking for homes in the Atlanta area, Showe said, and it gives them the opportunity to get an accurate, immersive view of a property without even visiting it.
Virtual home staging
When you're selling your home, you'll want to make sure it shows well, looks its best and creates a good impression. Staging your home by removing or adding furniture, window treatments and other design elements can help make it more attractive to prospective buyers, whether your home still has your belongings in it or is empty. When done well, it enables buyers to imagine the possibilities of your home.
Previously, you'd need to hire a home stager, who would charge you to rearrange, remove and add furnishings. This could be expensive as well as time-consuming.
Now, however, companies such as Virtually Staging Properties, which is based in Atlanta, offer virtual staging by making the changes digitally. Instead of having décor physically moved, owners and/or their Realtors can choose from groups of furnishings or select a more customized look.
Drones
Drones can be used to help show off your home's location with photos or videos. While they're probably not very useful for a home located on a small subdivision lot, Showe said, drones can effectively highlight a home that has a large, interesting lot with impressive landscaping, a creek or expansive pool area.
A drone can also be helpful if you live on a lake, next to a golf course or have another nearby view you'd like prospective buyers to be able to see – such as a gorgeous neighborhood with impressive homes and amenities.
Since the Federal Aviation Administration has rules that govern the commercial use of drones, you'll either need to file a petition for a permit – which takes about 120 days – or use a company like Showe's.
