Rezoning for a townhome community was approved 5-0 on March 4 by the Powder Springs City Council.

The new classification is Medium Density Residential (MDR) instead of Single-Family Residential (R-15).

Olympia Homes will build 24 townhomes on Hopkins Road.

Each townhome will be 1,800 up to 2,000 square feet or more, including a two-car garage.

Most of the townhomes will be for sale.

However, up to 15 percent may be leased for no less than one year.

A third-party management company will manage the daily operations of the homeowners association (HOA) until the HOA decides it and/or its members can handle these responsibilities.

The management company also will be responsible for the management of all HOA monies and ensure the HOA is insured properly.

Among the variance changes are reducing the front setback from 35 feet to six feet; the minimum lot size from 2,000 square feet to 1,300 square feet and the lot width at the end of the building from 30 feet to 26 feet.
