The Johns Creek City Council has given conditional approval to the rezoning of a 9.2-acre site at McGinnis Ferry and Bell roads for 42 fee-simple townhomes and a 12,350-square-foot commercial building.

The applicant, Planners and Engineers Collaborative Inc. on behalf of owner 7603 McGinnis Ferry LLC, requested MIX (mixed-use) zoning to replace AG-1 (agriculture) zoning.

The development targets empty-nesters and professionals looking to downsize, according to a staff report to the council. Common areas will include a green, walkways, fire pit and seating. A two-story commercial building at the corner of McGinnis Ferry and Bell will have a restaurant and stores on the first floor and offices on the second.

Staff recommended a number of conditions, including widening Bell to provide a left-turn lane into the property; a deceleration lane from Bell; sidewalks inside the project and along Bell; and no more than one full-access driveway to Bell and no more than one right-out-only driveway to McGinnis Ferry.
