Gwinnett Commissioners recently denied a request by Brian Jenabzadeh for a special use permit that would have allowed auto sales and related services on 1.1 acres in the 4600 block of Jimmy Carter Boulevard north of the road’s intersection with Britt Road and Williams Road in unincorporated Norcross.

The proposed business hoped to occupy a 7,670-square foot vacant area at the rear of the building. The remaining square footage of the building is occupied by an existing grocery store. The site has 44 parking spaces available, 22 of which would be designated for the auto sale business and the remaining providing the required parking for the grocery store. There is an existing driveway along the south side of the property, adjacent to the rear of the Merchants Square shopping center, which provides access from Jimmy Carter Boulevard.

No changes were proposed to the building since there is an existing garage door providing access into the interior of the building where the inventory of vehicles would have been stored along with any cars being repaired.

Commissioners denied the motion based on recommendations by the Planning Commission who felt the use would add to an already very congested area close to residential homes.
