Chattahoochee River development changes in Smyrna

Changes have been approved by the Smyrna City Council for Riverview Landing, the mixed-use development planned along the Chattahoochee River.

The Ardent Companies, LLC requested the changes for nearly 17 acres of their total of almost 82 acres - 30 acres to remain open space - on Riverview Road and Nichols Drive.

Now there will be 816 residential units (580 multi-family units, 188 townhouses and 48 single-family houses) and 14,680 square feet for neighborhood retail, restaurants, offices, live-work units and/or amenities.

Previously, the plan called for 608 residential units (310 multi-family units, 233 townhouses and 65 single-family houses).

The Riverview Landing development originally was approved by the Cobb County Board of Commissioners in March 2011 by a 4-1 vote.

Between the rezoning in Cobb and the November 2013 annexation into Smyrna, the applicant demolished the existing buildings, removed all debris and partially graded the site.

The previous property owner began construction on the Riverview Road improvements, and those improvements were completed by the fall of 2018.

Currently, 310 multi-family units are under construction and should be receiving the first Certificate of Occupancies this summer.

Entrances to the proposed community include six along Riverview Road, eight along Nichols Drive, 12 along Armstrong Place and one on Dickerson Drive.

In collaboration with the Upper Chattahoochee River Keeper, a trail of eight to 12 feet wide is planned along the river with a network of walking trails and bicycle paths within the community but no roundabouts.
