The Cobb County Board of Commissioners agreed 5-0 Tuesday to approve a single-family community for senior citizens but with less density than requested.
David Pearson Communities wants to build 54 houses on 6.8 acres on the northwest side of Sandy Plains Road, north of Ross Road, attorney Kevin Moore said on behalf of the applicant.
With side courtyards, these detached houses would cost $400,000 to $600,000 with the average price “well above $500,000,” Moore said.
Instead the commissioners voted to limit the houses to no more than five per acre with a maximum of 40 percent impervious surface, instead of the developer’s request of 75 percent, to better limit the runoff into streams.
Also, the commissioners said they want the final landscape plan to be approved by Commissioner JoAnn Birrell since the project is in her district.
The developer’s requests for private roads and an underground detention pond will have to come back to the commissioners for another vote after plan review by the staff.
Moore countered that underground detention is not an unusual practice and is “vastly more expensive” for the developer but not unsightly.
Birrell said, “I like the design and the architectural style and upscale homes, but it’s way too dense.”
