A $150 million development planned at the former site of a Kmart in Doraville will feature retail, homes and a hotel.

The project, called Nexus, will be built along Buford Highway just outside of Interstate 285, according to the city of Doraville.

“We see this project as an important crossroads in the growing northeast quadrant of Atlanta that will bind together the burgeoning business community,” said Steve Macauley, a real estate developer with Macauley + Schmit.

The Kmart closed in 2010, and it will be torn down to make way for a 13-acre site will include 44,000 square feet of retail, a 140-room hotel and 504 residential units. The development will be comparable Town Brookhaven nearby.

“This will provide impetus for more investment in Doraville, especially along Buford Highway,” said Mayor Donna Pittman.

Construction is expected to begin in late 2016, with a completion date of late 2017.

In 2022, Georgia Power projected its winter peak electricity demand would grow by about 400 megawatts by 2031. Since then, Georgia has experienced a boom of data centers, which require a large load of electricty to run, and Georgia Power's recent forecast shows peak demand growing by 20 times the 400-megawatt estimate from just three years ago.
