It took a fine balance to blend heirloom antiques and furniture, paintings, photographs, sculptures and other midcentury modern accessories with a contemporary high-rise condo setting.

Sam Morgan, a real estate agent, and Dr. Michael Scott Bartruff, a periodontist, worked with an interior designer to accomplish their vision of a calm condo in the city. They brought in a soothing color palette, with blue accents, and made major changes such as replacing carpet and renovating the den.

“We have a unique mix of elements that needed to blend seamlessly in the new home,” Bartruff said.

Renovations: The existing double doors into the optional third bedroom were dismantled and reworked to function as sliding "barn style" doors, mounted on forged iron sliding hardware. "This newly created opening allows the living room to flow directly into the more intimate setting of the den," Bartruff said. In the den, a floor-to-ceiling custom built-in was constructed to house media components, a TV and a wealth of antique collectibles and personal keepsakes. The built-in was designed to be clean and modern, with a lacquer finish, while the asymmetrical shelving was based on a vintage and timeless French étagère (a piece of furniture with open shelves). "This accomplishes a direct complement to both the modern surroundings of the architecture and the classicism of the lines and style of key furniture pieces."

Favorite design feature: "The open floor plan is clean, modern and very open. When the den is open, it is a perfect transition into the living room, and when it is closed, it is a cozy space. The kitchen opens nicely into the rest of the home, and from the entire home, you have expansive views of the city," Bartruff said.

Favorite outdoor feature: The surroundings. "It is a breathtaking view in the evening and at night," Bartruff said.
