Q: I work near Perimeter Mall and have noticed construction outside of Macy’s in the parking lot. I looked around and didn’t see any signs telling me what was being built. Can you fill me in?

A: You are referring to the 16-story office tower and 10-story hotel being built next to the Dunwoody MARTA station. The 3.94-acre site is located in the Perimeter Mall parking lot. Across the street is State Farm's recently opened 21-story regional hub.

The new building, at 1224 Hammond Drive, will be called Twelve24.

An elevated walkway would connect the two buildings and MARTA, relieving some of the traffic from new businesses, Dunwoody Economic Development Director Michael Starling told the AJC in 2017.

“It can’t be much more transit-oriented than this project,” Starling said. “Having another office building plus a hotel connected to MARTA, while also densifying the mall property, obviously meets our long-term goals of that mixed-use environment in the Perimeter market.”

Tenant occupancy is expected to be available in early 2020, according to a press release from developer Trammell Crow Co. The hotel is expected to open in mid-2020.

Atlanta.Curbed.com reported in August: “The high-rise is expected to ultimately boast more than 300,000 square feet of Class A office space, as well as 11,000 square feet of ground floor retail and restaurant options fronting Hammond Drive.”

The building will have more than 1,000 workers, according to the website.

“Most of the building — 175,000 square feet, to be exact — will be inhabited by a tenant secured back in January: Insight Global, a national staffing and services company relocating its headquarters to Dunwoody from Brookhaven,” the website reported.

Traffic is already tough around the mall. But Starling said the office and hotel are designed for the city’s business district near I-285 and Ga. 400, far from residential neighborhoods, according to the AJC.

“Given the transit-oriented, mixed-use environment neighboring a combination of restaurants, retail, office and hospitality businesses, Twelve24 creates an exceptional work space atmosphere in a location where tenants can connect, innovate and advance their businesses,” said Brandon Houston, principal with Trammell Crow’s Atlanta Business Unit, in the news release.
