The Forsyth County Planning Commission recommended approval for a few residential rezonings recently, but narrowly recommended denial in connection with a third.

Commissioners approved the Tallant family’s limited partnership’s request to rezone property into a master planned district for 57 residential lots on just over 20 acres and proposed commercial buildings totaling 36,000 square feet. The residential density would be 2.8 units per acre for property along Dahlonega Highway.

Commissioners also recommended approval of Sherry and Randall Fields request to rezone nearly 32 acres to single-family residential to accommodate 49 residential units with a 1.54 unit-per-acre density. The proposed development would locate north of Roper Road near Dishroom Road.

Commissioners voted 3-2 to deny proposed rezoning into the master planned district category roughly 4 acres on Fairway Lane that’s associated with a 320-unit development from Lennar Georgia Inc. Commissioners decided the so-called “remnant” properties with requested variances wouldn’t meet minimum district standards and that covenant issues were potentially troubling.

The slate of recommendations will now go to the Forsyth County Board of Commissioners for consideration.
