The Forsyth County Board of Commissioners will move ahead with public hearings for the proposed Coal Mountain Overlay District in northeast Forsyth, a plan aimed at developing the area under strict architectural, landscaping and sign guidelines overlaid on top of basic zoning.
Heather Ryan of the county’s planning and zoning department laid out details during a recent work session. The guidelines center along the Ga. 369 corridor and incorporate a 20-foot-wide landscaping strip along that route, with a 15-foot-wide buffer along other key arterials. It also sets up three distinct character nodes that Ryan said came about through settlement and usage patterns in those neighborhoods.
A number of commercial uses have also been banned in the draft plan. They include adult entertainment businesses, auto dealerships, building supply yards and fuel tank lease and sales businesses. A commercial land-disturbance-permit moratorium’s been in place during committee development work holding much of the Coal Mountain area in check.
Commissioners approved the overall Coal Mountain concept earlier this year. No date’s been set for the public hearings on the next phase.
