The Duluth City Council voted recently to approve a special use permit for Rabia Shahbaz to operate an exam preparation and tutoring business at 3195 Buford Highway.
Shahbaz is requesting the use of up to 4,650 square feet of the 8,450-square-foot building for exam preparation and tutoring, including an administrative office. The remaining 3,800 square feet will remain leasable office space and will not be used as part of the exam preparation and tutoring business.
Shahbaz plans to clean the back area, remove the shrubbery and trees that are leaning toward the building, and landscape the area. There will be a 6-foot aluminum fence parallel to the railroad track and along the Dunkin Donut side of the building. The school will have a van used exclusively to pick up students from their school and provide tutoring from 4 to 6 p.m. The two suites on the second floor will be used for upper class tutoring and exam preparation, which typically starts after 6 p.m. and on weekends.
Prior to issuance, Shahbaz will need to submit a drop-off, pick-up plan and parking plan.
