Just over 90 acres of property in northwestern Fayette County has been rezoned for a residential development. The Board of Commissioners voted 5-0 at its Dec. 10 meeting to approve six separate motions that will switch 90.03 acres just north of Peachtree City along Dogwood Trail and Crabapple Lane from agricultural-residential zoning to R-50 residential. The plan by Allegiance Development Group to build 50 homes with average lots just under two acres was previously approved by the Fayette County Planning Commission.

However, the county’s approval came with seven conditions, including that no driveways will have direct access onto Dogwood Trail and no driveways besides three existing ones will be allowed on Crabapple Lane. The developer must provide a paved multi-use path connecting the subdivision to Crabapple Lane, for golf cart and other access into Peachtree City, and maintain a 100-foot buffer and a 50-foot setback along the creek. The plan also requires a permanent easement to Fayette County for construction of a 2017 SPLOST project to replace two culverts under Crabapple Lane.
