Approximately 82 acres just east of the Fayetteville city limit has been rezoned for residential development, despite concerns from neighbors about rainwater runoff and the potential for flooding. On Sept. 23, the Fayette County Board of Commissioners voted 4-1, with Eric Maxwell opposing, to rezone two tracts off Callaway Road from agricultural-residential to R-40 so that 42 single-family homes can be built on 1-acre lots. The developer’s agent, Daniel Fields, was present and agreed to five conditions, including that none of the lots will have direct driveway access to Callaway Road.

Several nearby property owners spoke against the plan, saying that water runoff was already a serious problem and they feared the development would only make flooding worse. Rather than make the issue a condition of development, the board said that staff members would be directed to work with the developer to include more detention ponds in the final plat and comply with existing rules to not make the water problem worse, and perhaps even make it better.
