Amanda Staines has renovated several homes in her time, but the ranch house on 1.5 wooded acres in Roswell proved to be her biggest challenge. She faced significant structural challenges, as well as 30-year-old materials that had become the focus of class action lawsuits. But once those challenges were behind her, Staines said she had fun choosing the flooring, granite countertops, fireplace stone and exterior paint color.

Design features: Light sources include skylights, windows, ceiling fans, sconces and unusual lamps from Uttermost at the AmericasMart. A beach theme pops up in the sea shells and ceramic lighthouse in Ryan's room and the sculpted iron herons over the stacked stone fireplace.

Cost of renovation: $70,000

Renovations: All the flooring was replaced with 4-inch site-finished hardwood flooring, and the fireplace was re-done with stacked stone. Renovations to the kitchen included replacing the center island, refacing the cabinets, which were glazed in cream, and new granite countertops. A 30-year-old trash compactor was replaced witha  decidedly low-fi pull-out trash can.
