The Penmans negotiated 15 percent off the asking price of their three-bedroom, three-bath cabin.

Rick Young, a former builder, says he appreciates the construction of the house. It looks like a log cabin but is conventionally framed.

Just one of the many breathtaking views from the Wallace cabin. On the way to see the home, "we come around this curb, and there's this view. I go, 'Now, those people have a good view,'" Patrick said. "I barely got the sentence out of my mouth and [Chris] turns in the driveway. We just all started laughing."

After years of renting cabins in north Georgia, Del and Watis Powell built their first vacation home in the Lake Buckhorn community between Ellijay and Blue Ridge, moving into it in November 2008. "We have been looking in that general area off and on since the late '80s," said Del, president of Atlanta-based Public Entities of America, a subsidiary of Insurance Office of America that provides insurance and risk management services for the public sector.

Coon Gap is a small community in Morganton consisting of less than a dozen rustic, vacation style homes, Nichols said. Homes in the area have recently sold in the high $100,000s and $200,000s, and listings go up to $1.7 million. It's in the northeastern part of Fannin County, near the Union County line. Lake Blue Ridge, Blairsville and downtown Blue Ridge are about 20 minutes away, and Poteete Creek Recreation Area on Lake Nottely is about 15 minutes away.
