The Atlanta office of the real estate services firm Transwestern is the new leasing agent for three office buildings owned by Miami-based Parmenter Realty Partners.

One is Gwinnett Commerce Center in Duluth, a 10-story, 213,563-square-foot building built in the mid-1980s. The Class A building, located at I-85 and Pleasant Hill Road, is 85.1 percent occupied, according to a report by real estate services firm CoStar Group. CoStar lists the advertised rental rate as $20.75 a square foot, and tenants that include Gwinnett Place Improvement District, Hub Group, Green Financial Resources, Amica Mutual Insurance Co., and pop star Usher’s charity New Look Inc.

Parmenter bought the building in 2005 for $26.2 million, according to its Web site.

Transwestern, based in Houston, also will handle leasing for two of Parmenter's office buildings in Richmond, Va.
