Holly Springs has approved an annexation and rezoning of about 21.3 acres near Interstate 575 and Sixes Road for a high-end, multi-family development to be called Sixes Ridge.
The City Council approved the request by Lynwood Development Group LLC to annex one parcel of land on Holly Springs Road and two more on Rabbit Hill Road, and to rezone the combined properties from single-family to multi-family residential use.
The project will have 340 units as well as a pool, clubhouse and passive open space along Toonigh Creek, according to staff report. Work is to start next June and is expected to be completed in December 2018.
The city’s stipulations call for a gated community; a master association responsible for common maintenance and architectural control; one-, two- and three-bedroom units with no more than 10 percent being three bedrooms; an infrastructure improvement fee of $1,177 per unit paid to the city for roadwork; and a school mitigation fee of $393 per unit paid to the Cherokee County School District.
Sixes Ridge will occupy the west side of Holly Springs Road from Rabbit Hill to the Home Depot. Buildings will be up to three stories tall, use such materials as brick, stone, stacked stone and cedar shake on the exteriors, and have units with solid-surfaced counter tops and tile or hardwood floors in the entries, kitchens and bathrooms.
