As Forsyth County fills zoning staff positions to catch up on a backlog of paperwork, commissioners recently agreed to ease up on a moratorium affecting housing applications.
The decision applies to the Res2, Res3 and Res4 zoning categories, currently among the most frequently submitted.
At a recent meeting, commissioners agreed that for the next 90 days, they would allow up to seven separate applications per calendar month, and no more than two per commissioner district, “for rezoning, zoning condition amendment, sketch plat approval, or a conditional use permit” in the affected categories.
Res2 zoning allows up to two detached homes per acre, and Res3, up to 2.5 per acre. Res4 applies to detached and attached homes, condominiums and assisted living facilities, with a maximum of four to six residences per acre.
The county on March 3 adopted an emergency moratorium on all rezoning because of a staff shortage in the Planning and Community Development Department. As more people were hired and trained, the county on April 7 scaled back the ban to the three housing categories.
The latest restrictions could end sooner than Sept. 2, if commissioners so decide.
