A nearly $1.2 million contract for renovation and expansion of Cobb County’s library headquarters was approved Oct. 23 by the Cobb County Board of Commissioners.
The Switzer Library, 266 Roswell St. near downtown Marietta will receive this two-part design/build contract with Albion Scaccia Enterprises from 2011 and 2016 Special Purpose Local Option Sales Tax funding.
Following this phase, Cobb Property Management Director Scott Barfield told Commissioner Bob Weatherford the total contract price should be around $7 million, including state grant funding of $2 million.
However, for this first contract, the $1,190,273 includes the design costs of $551,250; project fee costs of $301,742 and project general conditions costs of $337,281.
Cobb County and Albion will finalize the design. Then Albion will determine the Guaranteed Maximum Price (GMP) - the expected $7 million - for the actual construction.
Once the GMP is determined, a recommendation with the construction costs will be presented to the Cobb Board of Commissioners for approval.
Upon that approval and funding, the construction will proceed.
On June 1, 2016, Cobb procured McMillan Pazdan Smith for $48,950 to provide architectural bridging documents for the Switzer renovation.
Then the decision was made to defer the project and seek additional state grant funding of $2 million which was awarded with a release date of July 1, 2018.
