A mixed-use development with residences, shopping, dining and a brewery has been proposed for land now occupied by a shopping center at South Main Street and Devore Road in downtown Alpharetta.
An application filed with the city by Downtown Main LLC and Duke Land Group says the project, “Downtown Main,” would turn a 12.9-acre site “that has been dilapidated for years” into “a mixed-use village … that keeps a neighborhood feel, but provides uses and a style that the downtown core needs.”
The Alpharetta Planning Commission has scheduled a public hearing on the proposal for 6:30 p.m. Nov. 3 at City Hall.
A site plan for the project at 13 S. Main St. proposes 50 condominium units and 200 multi-family rental units in a pair of mid-rise buildings, 64 for-sale detached townhouses and duplexes, stores, restaurants and offices, a brewery with a tasting room and parking for 1,065 vehicles in two decks and other lots.
The developer seeks rezoning from commercial to mixed use; a conditional use allowing rental residences and a residential density of 24.3 units per acre; and variances that among other things would increase the allowable building height and drop the requirement for an on-site neighborhood grocery store.
