Next week, Gwinnett County's planning commission will consider rezoning proposals for hefty-sized townhome developments n the Lawrenceville and Snellville areas.

The planning department, however, is recommending denial for both.

One proposal would change the zoning on a 22-acre property on the 500 block of Paden Drive, just north of Lawrenceville Highway near Lawrenceville, and pave the way for 107 townhomes. In addition to the townhomes themselves, the development would include "a pool and cabana amenities for residents, as well as approximately 1.3 acres of common green space," according to documents.

The planning department has recommended denial of the proposal on Zoar Church Road.

The second proposed zoning change would allow a different developer to build 63 townhomes on less than 11 acres near Snellville. The property on the 3800 block of Zoar Church Road is not far from Scenic Highway and currently owned by Zoar United Methodist Church.

The proposed "Abbington Estates Town Homes" would be a minimum of 1,150 square feet and include one-car garages.

According to documents, the planning department has recommended denial for both properties -- in each case, the department's notes indicate that the would-be developments are in areas more suitable for low-density single-family homes.
