Nearly 100 new homes and townhomes are coming to downtown Duluth.

The city approved the new development Friday. The community will be built on 18.81 acres of land at the corner of Hill Street and Hardy Street, a stone’s throw from city hall.

The development will be built by Home South Communities, a Gwinnett County developer that’s also building a 36-townhome project directly across from city hall. This new project will have 59 townhomes and 39 single family homes — 98 residences in total.

This is the latest in a series of commercial and residential projects in downtown Duluth. Parsons Alley, a "retail and restaurant district" featuring  businesses like Good Word Brewing and Public House, Taiyo Ramen and Dreamland Bar-B-Que, will be "fully built-out later this year," according to a city press release.

Old Fourth Ward Pizza relocated from Atlanta to Duluth in 2016, and the city expects a yoga studio and craft beer bar to open in the coming year. District at Duluth, a $64 million mixed-use development, is currently under construction at the corner of Buford Highway and Duluth Highway.
