The Forsyth County Board of Commissioners narrowly approved a change to the county’s Unified Development Code aimed at bettering neighborhood character.

Commissioners voted 3-2 to green-light a measure creating a new residential zoning category- CR2, or single-family community residential district. It provides for a smaller minimum lot size of 10,000 square feet compared to existing residential zoning but mandates an average size of 16,000 square feet.

County officials said CR2 is intended for larger-scale subdivisions built to higher than minimum standards. The designation allows builders to vary lot sizes within a development to encourage a blend of different residential designs.

It also sets a maximum of two housing units per acre.
