How does being landlord of a Gwinnett County apartment complex described as "in fair to good shape" sound? How about paying just under $1.5 million for the privilege?

This complex of 18 two-bedroom units is located at 880 Five Forks Trickum Road in Lawrenceville, and has hit the market for a cool $1.485 million. It comes complete with long-term tenants, month-to-month leases, "very large kitchens" -- and a plan.

"Offering all 18 units for sale as a package before we move to condo conversion of each unit to sell separately and renovate to new standards and market prices," the listing says.
