The Pencil Factory, a mixed-use development near downtown Atlanta, is nearly full with retail tenants. It has only about 10 percent of its retail space left after The Village Theatre signed a lease for 3,600 square feet at the 349 Decatur Street project. The improv troupe will move from an older shopping center at 486 Decatur Street. And Blu Ox Cleaners recently signed on. Other shops in the new development include Caramba Café (formerly in Morningside), Hill Street Tavern, The Beignet Connection, Melange Hair Studio, and Intown Market. Perennial Properties developed the property that also has 200 apartments. Gene Kansas is the retail broker.
