Old Norcross Investments, Inc. is requesting a rezoning upon annexation of about 19 acres owned by the Howard L. Duck estate along the southern portion of Ednaville Road in Braselton for development of thirty detached single-family home lots. The neighborhood would consist of homes constructed with a minimum 2,000 square feet. If approved as submitted the façade of the homes would be accented with brick, stacked stone, cedar shake, stucco, or fiber cement siding. Each home would have a double garage.

Access to the development would be through one entrance from Ednaville Road.

The Braselton Planning Commission will review the request at a public hearing at 7 p.m. April 22 and the Braselton Mayor and Council will hold a public hearing at 4 p.m. May 9 on the same issue. Both meetings will be held at the Braselton Police and Municipal Court Building, 5040 State Route 53.

In 2022, Georgia Power projected its winter peak electricity demand would grow by about 400 megawatts by 2031. Since then, Georgia has experienced a boom of data centers, which require a large load of electricty to run, and Georgia Power's recent forecast shows peak demand growing by 20 times the 400-megawatt estimate from just three years ago.
