Traton Homes will build a residential senior living community at 2891 Ebenezer Road at Sandy Plains Road.

The rezoning from R-20 and R-15 to Residential Senior Living (RSL) was approved 4-1 on Feb. 18 by the Cobb County Board of Commissioners, with Commissioner Keli Gambrill opposed.

Gambrill said she is concerned that 186 more daily car trips can be expected than what is zoned now.

No one from the public voiced opposition.

Applicant attorney Kevin Moore said 31 houses will be built on 9.45 acres, including a community park.

Commissioner JoAnn Birrell, who represents that area, expressed her concerns about traffic safety.

Moore said they were agreeable to solutions proposed by Birrell.

That means right-in, right-out only on Sandy Plains Road, right-out on Ebenezer Road with a gate and a right-turn-only lane to prohibit left turns.

Gambrill also said the extra costs of private roads and detention ponds can be a surprise to homeowners.

However, Moore said home buyers know, with a homeowners’ association (HOA), to expect to pay those fees.
