The Roswell City Council has approved a conditional use request – subject to 14 conditions – for the Canton Place boutique hotel in the historic downtown area.

The project’s 2.3-acre site is east of Mimosa Boulevard between Webb and Magnolia streets. It currently has a Wells Fargo bank, a commercial building and a 28-space public parking lot, according to a staff report to the council. Developer Kevin Bryant has proposed a 120-room hotel with underground parking and a mixed-use commercial building that will house the Wells Fargo branch.

The Canton Place Development LLC website also promises an 8,000-square-foot special-event space, restaurant with rooftop dining, luxury spa and "an expansive park-like garden."

Among the conditions specified: at least 50 public parking spaces provided to the city on the hotel site, in addition to the required parking, and not to be used for hotel guest or valet parking; and a hotel not to exceed 125 rooms with 73,350 square feet, and a commercial building with 28,124 square feet.

Other conditions call for an entrance for right-in, left-in and right-out traffic from Magnolia to the hotel parking; the West Alley through the site to remain a two-way thoroughfare; sidewalks at least six or eight feet wide along Webb and Mimosa and at least eight feet wide along Magnolia; and lighting that meets historic district guidelines.
