A public hearing before the Cherokee County Planning Commission is expected in July on Rosewood, an “active adult community” of single-family homes proposed at East Cherokee and Cotton roads in the unincorporated county about nine miles east of Canton.

The developer, Rosewood Active Adult Communities LLC, Norcross, has requested a public hearing at the Commission meeting scheduled for 7 p.m., July 5. Afterwards, the Commission will make a recommendation to the Cherokee Board of Commissioners.

Rosewood’s plans, which may change between now and the hearing, call for 99 home lots on 37.7 acres and 13.1 acres of open space. The developer seeks a zoning change from general agricultural to single-family residential, and a variance waiving a requirement for alleys.

At an April 22 presentation to area residents, mostly from the Cadence and Magnolias subdivisions, developer’s representatives said guest parking would be problematical with alley-accessed homes, and buyers likely would prefer front-entry garages.
