The Windward Commons has a new onwer.

InvenTrust Properties Corp. recently purchased the shopping center in Alpharetta for $27.65 million. The 117,234-square-foot property was built in 1999. Anchored by Kroger, the shopping center also features tenants such as Hallmark, Roasters and Ippolito’s Italian Restaurant.

HFF in Atlanta represented the seller during the purchase.

Officials with the Oak Brook, Ill.-based retail company said the shopping complex is 99 percent occupied. The center's location – 29 miles north of Atlanta’s central business district and along Ga. 9 near Windward Parkway, one of Alpharetta’s busy intersections – were main driving points behind the purchase. Also key was the center's stable tenant base, officials said.

HFF officials said they estimate that more than 50,000 cars pass through the busy intersection on a daily basis.
