A new zoning district has been added to Powder Springs that will allow for more dwellings per acre - up to eight.

That change was decided by a 5-0 vote on Feb. 18 by the Powder Springs City Council.

Planned Unit Development-Residential (PUD-R) will provide flexibility in design, setback variations, lot size variations and increased density.

PUD-R is intended for single-family detached dwellings, single-family attached fee-simple townhouses and multi-family developments.

With the use of smaller lots in PUD-R, environmental, historic or aesthetic resources can be protected and parks, open space and walking trails can be provided.

Three acres is the minimum tract size.

The minimum lot size is 8,400 square feet compared to 11,000; 15,000; 20,000 and 30,000 in the other residential categories.

The maximum impervious surface coverage - that is, land cover that cannot absorb water effectively - can be 60 percent instead of 25 percent to 50 percent in the other categories.
