A developer’s request to rezone land on Bethany Bend in Milton for 54 condominium units on an 8.46-acre site has had a first reading before the City Council.
The land is at 3475 to 3501 Bethany Bend, on the west side of the street just north of McGinnis Ferry Road. Four single-family homes are currently on the site, according to a staff report to the council.
Bajun American Properties has requested rezoning from TR (townhouse residential) and AG-1 (agricultural) to TR, as well as variances, to allow condominiums at a density of 6.38 units per acre. Previously in the area, a senior living project had been proposed for about 5 acres, and a townhouse project with 76 units, for about 10 acres, staff said.
The developer agreed to a maximum building height of 30 feet from ground to bottom of the roof eaves, units of at least 1,800 square feet, and no more than eight per building. Two-car garages also are proposed.
Milton also is requiring a 20-foot landscape buffer and fence next to the adjacent Hidden Forest subdivision, among other conditions.
