A developer has submitted plans to demolish a home on Atlanta Street in Marietta to build a three-story extended stay hotel that would include commercial space.

Ackerman & Co.’s is seeking a rezoning on 0.4 acres of property at 134 Atlanta Street from office-institutional to central business district to accommodate his plans. Ziegler’s proposal will be heard by the Marietta Planning Commission at 6 p.m. Wednesday, May 1 and will be taken up by the City Council at 7 p.m. Wednesday, May 8. Both meetings will be held at Marietta City Hall.

According to city documents, the proposed hotel building would be 12,520 square feet. About 1,770 square feet of space would be reserved for a commercial tenant and the remaining 10,750 square feet would be used for a 24-room hotel. The rooms would range from 300 to 650 square feet and would be accessed from an exterior hallway.

The existing home serves as the location of Lincoln Stone Art Works, owned and operated by artist Lincoln Stone. It is located between South Marietta Parkway and Waverly Way, and is bordered by a cell tower to the north, CSX rail line to the west and right-of-way to the south.

Evan Ziegler, a representative of the company, said the project would target people who are visiting patients at WellStar Kennestone Hospital, in town for a wedding, or government contractors working at Lockheed who may need a place to stay for a few days. The rooms would be rented on a nightly basis.

“We want to be able to accommodate and meet the demands of those type of guests,” he said.

Ziegler also wants the flexibility to convert the units into apartments after 12 months if his plans don’t translate into a profit. However, Ziegler said he hopes to maintain the hotel use “forever.”

He also believes the proposed project will compliment Marietta Square’s diverse lineup of restaurants and shops.

“I think it’s a use that compliments the square and everything that’s going on with the brewery, the food hall, the coffee shops … and other retail shops,” he said, referring to the planned debut of Schoolhouse Brewing and the Marietta Square Market Food Hall that opened in late March.
