Two developers have announced plans for a new office building in northern Cobb County.

Edison Chastain will be a 150,000-square-foot, three-story office building on Chastain Meadows Parkway near Bells Ferry Road in Kennesaw, the Cobb Chamber of Commerce said.

Tracy Rathbone, executive director of the Town Center Community Improvement District, said the district is “thrilled” to welcome Edison to the community, as it will be the first office space to come to the CID in about 12 years. The project is a joint effort between Quintus Development and TPA Group, with Quintus providing conceptual plans and TPA taking the lead in construction, management and leasing.

The Development Authority of Cobb County approved $35 million in taxable revenue bonds for the project.

The Cobb County Commission approved a $124,931 incentive package for Edison, which reduced its permit fee by $5,000. Cobb County District 3 Commissioner Jo Ann Birrell, who represents the area, said the original rezoning proposed for this parcel, which backs up to a residential area, was for a warehouse.

“There was a lot more opposition when it was proposed as a warehouse than the outcome of a class A office building,” she said.

In the face of that opposition, the developers worked with the Bells Ferry Civic Association to “meet the needs and concerns of the community,” the commissioner said. No construction start and completion dates have been released.

The Cobb chamber said the new office building will meet the growing demand for office space in the Town Center and Kennesaw area.

“The Edison Chastain Office development provides an excellent opportunity to land another top-notch company in the Town Center market,” SelectCobb Executive Director Dana Johnson said in a statement. “With the lack of available Class A office spaces in this market, this new investment will be a game changer.”
