South City Partners, developers of a proposed mixed-use project in Avondale Estates, have agreed to deed one acre of green space to the city. In return the city is waving some of the developer’s building permit fees.

South City’s proposed project on the city’s west side, between Sams Crossing and Hillyer Street, will include 190 to 205 apartments and 6562 square feet of retail. The green space is on the development’s western edge, next to the Sams Crossing bridge.

The current plan is to keep it as casual green space, though eventually it could become a formal park.

According to South City junior partner Charles Welch, construction should start before the end of the year.

Avondale Estates is also in the early stages of planning a 2- to 2½-acre town green roughly a quarter-mile east of the South City site. Mayor Jonathan Elmore said long-term plans include running a bike/pedestrian path between the two greens and perhaps even connecting it with Decatur’s planned PATH network.
