The Alpharetta City Council has denied a request to rezone about 12.4 acres from office to residential use to permit 62 single-family detached homes in a gated community at Kimball Bridge Road and North Point Parkway.

In a 6-1 vote, with Council Member Donald Mitchell voting in opposition, council members indicated the proposed residences were inappropriate on North Point and inconsistent with existing land use, a city spokesman said. Council members also had concerns about the project’s proposed access off North Point.

The petitioner, 1699 Land Co. LLC, had also sought for its KB400 project a comprehensive land use amendment changing the site’s designation from “corporate office” to “high density residential,” and variances to reduce the minimum lot width and setbacks, according to a staff report to council.

The development would have had a density of 4.98 units per acre. Homes would have had about 2,400 square feet and prices starting at $500,000. On April 12, the Alpharetta Planning Commission voted 6-1 to recommend denial after citizens expressed concerns about traffic, density and access.
