A developer plans to place 94 single-family homes along New Hope Road in Lawrenceville.

City Council unanimously voted to add about 28 acres of a 38-acre property into the city’s limits and rezoned the land. The action taken Monday will allow Landeavor, a real estate developer, to place homes priced above $300,000 on the property.

The residential project will consist of three- and four-bedroom homes with two-car garages. It will likely be completed by the beginning of 2024, said Ramon Garcia, a director with the developer. One-story homes will be at least 2,000 square feet, while two-story homes will be at least 2,200 square feet.

The developer requested reducing the minimum size of one-story homes to 1,800 square feet and two-story homes to 2,000 square feet. The project will target empty nesters and larger homes could push up home prices, Garcia said.

Councilmembers rejected the reduction and stuck with the minimum home sizes recommended by city staff. Lawrenceville has helped raise property values by maintaining its size and quality standards, said Mayor David Still before the vote.
