Properties within 2,000 feet of the Chattahoochee River are subject to the Chattahoochee River Corridor Protection Act. The regulations call for review and approval by the Atlanta Regional Commission, a public hearing and approval by the local governing authority, and issuance of a Metro River Certificate. The review focuses on whether the project is consistent with the Chattahoochee Corridor Plan, which limits clearing and impervious surface within the corridor.

The Sandy Springs City Council recently approved the river corridor review done for 245 Landfall Road in the Breakwater Subdivision. The proposed project will add a pool and decking, as well as other general site improvements. The review indicated any potential impacts from this project on land use, planning or the river resources will be sufficiently mitigated.
