Following a recent public hearing, the Duluth City Council voted to approve a special use permit for Legacy Land Holdings to construct and operate a mini-warehouse with self-storage units on a 2.48-acres at 2695 Buford Highway. On May 10, the city amended the Unified Development Code to allow mini warehouses and self-storage units in this zoning district with special use approval.

Proposed elevations call for two stories on top of a basement, with a maximum of 740 storage units, with 1.75 parking spaces per 100 units that will result in 13 spaces. Industry standard lighting will be installed on the property to reduce lighting pollution. Hours of operation will be 5 a.m. to 11 p.m. This facility will be 100% climate controlled.

No outside storage will be allowed, and landscaping approved by the city will be designed to ensure quality and prevent nuisances. The plan currently calls for no dumpsters. Three 55-gallon rolling containers will be available to reduce public dumping.
