Atlanta-based Cousins Properties said Monday it has landed a major tenant for one of its highest-profile buildings.

The real estate investment trust said Colliers International will consolidate its Midtown and Central Perimeter offices at the Promenade tower in Midtown. Colliers is one of the world’s largest commercial real estate services companies. The firm will lease about 35,000 square feet; room for its 150 Atlanta employees and for future growth, according to a news release.

Cousins acquired what was once called Promenade II in late 2011 and has upgraded amenities to help fill the building. Cousins said the Colliers deal brings occupancy there to 77 percent, up from 58 percent in November 2011.
